Steps Regarding Your Loan Application
Please make copies of the loan application to
have on hand for future transactions.

We
will give you a loan amount up to 65-70% LTV.

We
will fax you the paperwork to fill out
regarding your credit and property
information.
-
We
will pull your credit and go to inspect your
property. Property inspection fee is
$100 and will be added to
your closing costs, along with our doc prep
and processing fee, which is $350.
-
RUSH closings are available (72 hours or
less from Title Search and Examination, then
72 hours or less) for a $300 up-front nonrefundable fee.
Items Required For Mortgage Application

You
will need to fax the following (the below items
are again listed in the download):

Uniform Residential
Loan Application: This is the
standard application form used for any
Mortgage transaction. Please be as thorough
as possible. If married, please have
spouse complete the right side of the
application. Co-Borrowers should
complete a separate application.
Because this is a Stated Income loan, the
income you state on the mortgage application
is the income that will be used to qualify
you.

Borrowers Certification & Authorization
Form: This form is
self-explanatory - sign, date, and add
social security number at bottom of form
(both to sign if joint application).

Self-Employed: If you are
self-employed we will need a copy of either
your business license or a letter from your
accountant. Because this is a Stated
Income loan, the income you state on the
mortgage application is the income that will
be used to qualify you.
The Closing Process
-
Fax back the full application, executed
certification, and if self-employed a copy
of your business license or accountant
letter, and
recent credit report (if you have one)
otherwise we'll pull it for you.

After the property inspection and all your
paperwork has been faxed to us we will give
you a firm loan commitment which includes
the loan amount, percent, and points.

The title company will start their lien
search to obtain clear title (estimated time
is 10-14 days). You will need to
provide how you are purchasing the property,
i.e. corporation, trust, LLC, and who is the
President of the entity. You must also
provide the buyers name, phone, fax and
address, the sellers name, phone, fax and
address, any real estate agents names,
phone, fax and addresses and anyone who will
be attending the closing to provide to them
with the location and time of the closing.

Once the title company has obtained clear
title they will fax us a title commitment
and we will close shortly.

We
will prepare the mortgage documents.

We
will confirm with the title company the
closing date and time.

Please understand if you need a "rush
closing" an extra fee will be charged.
Borrower Checklist for Closing
You
will need to bring these items to closing:
1. Hazard and Wind insurance that
covers vacant property and proof of payment,
please fax this
document to
us 24 hours prior to closing for our review.
2. Your cashiers check for the
closing cost due.
3. Your corporate seal and tax id
number for your entity.
4. Your driver's license.
